Our process

Clear steps. No guesswork.

We follow the same disciplined path on every project, so you always know where things stand and what comes next.

01 · Consultation

A conversation about what you want to build, how you’ll use it, your budget and your timeline. We review what your property and city are likely to allow.

  • Goals, budget and timeline
  • Property and zoning check
  • Scope and fee proposal

02 · Site visit & existing conditions

We measure and photograph the property and existing structures, and locate the utilities and conditions the design has to respond to.

  • Field measurements and photos
  • Electrical service, sewer, water and gas locations
  • Existing-condition drawings

03 · Concept design

Layout options that balance function, cost and code. We review them with you and refine until the plan feels right.

  • Floor plan options
  • Constructability and preliminary code review
  • Revisions with you

04 · Design development

The design comes into focus: exterior elevations, roof, sections, windows and doors, and the information engineers need.

  • Elevations, roof plan and sections
  • Door and window schedules
  • Structural and specialty requirements identified

05 · Engineering & energy coordination

Structural engineering, Title 24 energy compliance and any other required consultants are coordinated back into one consistent set.

  • Structural calculations and stamped sheets by California-licensed engineers
  • Title 24 energy report
  • Internal quality review across every sheet

06 · Permit & plan check

We prepare the submittal, track every plan-check comment in a correction log, and respond until the plans are approved.

  • Permit submittal package
  • Correction log and resubmittals
  • Approved set delivered for construction

Review times and approvals are set by each building department and vary by city and workload. We’ll give you a realistic picture for your jurisdiction at the start, and keep you updated throughout.
