- Floor plan and exterior elevations you approve before engineering
- Architectural, structural and MEP (mechanical, electrical, plumbing) plans
- Title 24 energy and CALGreen documents
- City submittal and plan-check corrections
- Flat package price: $8,500 (limited-time offer)

How it works

Engineering and plan set
Structural, energy and MEP are coordinated into one set, then checked by us for buildability.

We submit, answer plan-check comments and resubmit until the plans are approved.
California ADU basics
What state law allows in 2026.
Summary of the California Department of Housing and Community Development (HCD) ADU Handbook, March 2026 update. Your city may allow more. We confirm the rules for your address before design.
- Detached ADUs up to 1,200 sq ft of living space, and every city must allow at least 800 sq ft with 4 ft side and rear setbacks.
- Junior ADUs (inside the home) up to 500 sq ft.
- Height: 16 ft for a detached ADU, 18 ft near major transit (plus 2 ft for roof pitch), up to 25 ft for an attached ADU.
- The city must approve or deny a complete application within 60 days.
- No impact fees for an ADU of 750 sq ft or less.
- Converting a garage does not require replacement parking.
- Cities cannot require the owner to live on the property for an ADU.

Questions
How long does it take?
Design usually takes a few weeks once we have measurements, then plan check depends on the city. The city must act on a complete application within 60 days under state law; corrections can add rounds.
Do I need a survey?
Usually not for the first submittal. If the city asks for one during plan check, the survey is ordered then and paid by the owner.
Can you build it too?
We design. Many of our clients build with Good Neighbor Construction, Inc. (CSLB #1134435), and the plans are ready for any licensed contractor to price.
Which cities do you work in?
Orange County, the Inland Empire and Los Angeles County. See our pages for Irvine, Riverside, Rancho Cucamonga, Ontario and Alhambra.
